October was a good “first” for The Brick Abode. We finished up our first long term renter and the cleaning only was a little more than expected but nothing beyond reasonable. We also luckily got a week long stay at the end of the month to get us some extra occupancy. The October occupancy was 90% but the long term stay was paid in September so the income looks a little weird this month.
Expenses
The expenses this month were normal. We did have an extra 30 minutes of cleaning for the longer stay but that’s expected. The final expense for all that was $517. Nothing seemed unusual with this amount.
Total Expenses
The final total expenses were not anything additional to the basic utilities, pay, and cleaning. The total expenses were $517.
Revenue
The revenue was low this month due to the fact the long term tenant stayed through 19 October plus 2 days to clean. We got lucky and got another stay in the last week of the month which really helped. This unusual month resulted in $485 of revenue. Remember, I got a 28 day payout the previous month even though he stayed through October so October is unusually low.
Net Income
Net income for October 2024 was a loss of $32. Was it really a loss? Not really because of the September payout for the month long stay but it would have been nice to have found an extra $32 somewhere!
