The investment house May recap is out and it was looking good. The Brick Abode did well with about 58% occupancy and a repeat customer. This was a good month, if only all months could be like this! We also had 4.5% booking rate with 111 views. I continue the road towards Superhost status and have a 5.0 star rating on 3 reviews.
Expenses
The standard expenses continued which were labor, water/trash bill, internet, and electricity. The summer and increased use will raise the bill but the May payment was on par with the previous due to it being about a month delayed. The May usage (June payment) has already come through but that will have to wait until June’s recap.
Pest Prevention
We also started up a bug prevention cleaning with SWAT pest and that will be done quarterly. There was an initial outside, crawl-way, and inside spray then there will be quarterly inside spraying for roaches and other pesky bugs. Luckily enough, the worker made a mistake and sprayed for mice but after it was noticed, we got the bug spray. I guess I’ll take the win.
Total Expenses
The total expenses came to $1018. The SWAT pest yearly plan was $396 (which was a discount for upfront payment vs installments). There was also the property management, lawn care, and hospitality purchases. All in all, a bit more expensive than last year mainly due to the pest bill.
Revenue
This month was sustain by 1 repeat customer. Her crew kept the place great and the cleaner was happy with how the month’s stays went. I previously mentioned we had 58% occupancy with the majority of the time being Sunday to Thursday. The final revenue amount was $1570. I was extremely happy with that amount so I can’t complain!
Net Income
The final net amount for May 2024 was $550. We took a bite mainly because of the pest payment but we are now in the maintenance phase so bill should be manageable. Now we just need to get people in the house!
Outlook
June is looking very lean right now with 0 bookings as of this post. The house is in a port town and at the whims of who comes into work for local companies. I only have one future booking for a vacation to New Harmony. We shall see how the rest of the month goes. Stand by for that recap!
