June took its toll on the investment house and we only had 20% occupancy for the month at The Brick Abode. This actually caused a $114 loss for the month. I can’t say this was the best but it is the way it is. It’s such a unique market to be part of a town that mainly caters to transient workers or the occasional wedding or family friend visit. I’m really at the whims of the small town.
Expenses
The normal things like water, electricity, and cleaner pay all came out as expected. I did have an unexpected payment for the July electricity bill due to a new billing system and it not allowing me to pay the next month. I did also have to pay for some light bulbs and wiring for some outside lights at Menards. Surprisingly, I didn’t owe an internet bill in June so you win some you lose some I guess.
Total Expenses
High cleaner pay (from a great previous month), 2 electricity bills, and a water bill all bit into the low occupancy. The expenses amounted to $856.
Revenue
June saw the loss of our great repeat customer. We relied on new guests this month. This was great for the cleaner to see some new situations and finding some new goodies. We did have 3 guests that amounted to 20% occupancy for the month. Revenue added up to $742.
Net Income
I ended the month with a loss of $114. June 2024 was my first official loss while I’ve been actively renting the house out. It’s not good but July is already looking up. I do think I may start tweeting the price and use some of the automated options. We shall see how that pans out by the end of July!
