Here’s an investment house Jan 2024 recap. It’s been a boring month really and we’ve just been catching up, getting things installed, and just paying a few bills. I haven’t gotten any big updates to talk about but come Feb 2024 we will be starting the bathroom renovation.
I’ll start with the net profit so far…-$1433! It was expected and it’s just the standard to furnish an entire home before you make any money. We have been trying our best to get some used stuff but a lot was bought new. We have been using Amazon and Walmart for the majority of our new purchases.
The Credit Card
The rental credit card racked up $855 in January. The entirety of these costs were from Walmart and Amazon orders to furnish the house. Things we purchased were beds, dressers, nightstands, etc.
The Rental Checking
The checking account was all negative with bills amounting to -$577. The majority of this was to pay for my property manager’s pay, a couple of used item purchases requiring cash, and a few cash purchases at an in-store location. This was again for all the furnishing items required to fill the house…nothing too cosmic here.
Feb 2024 Expectations
I have finally got my utilities and internet net up so I’m now going to have my monthly payments coming out. I’ll be tracking these costs but that will take an even bigger bite for the next month or two as I continue to furnish and now have monthly costs.
The bathroom renovation will be starting in Feb. The contractor wants a downpayment of 1/3 of the total costs so I’ll be expecting about $3000 down payment then the remaining in March.
Finally, once the renovation is complete, hopefully in early March, we will be going live!
