The investment house continues to be…an investment. It’s made no money and the bills keep stacking up, which is expected. This isn’t bad it’s just a reality of having to fill a home with furniture, fix a bathroom, add a dishwasher, and clean up the house. Here’s a breakdown of those February 2024 costs.
The Bathroom Renovation
The bathroom renovation has started. It is replacing the bathtub with a stand-up shower. We are also adding a few modern decorations and removing the pink tile. The downpayment was one-third of the total cost at $3,595. I will owe in March approximately $7,191 when the job is complete. The reno should be done by 8 March. This part is the last hurdle before going live for renting.
The Dishwasher
I overlooked a dishwasher in the kitchen! Yes, it’s true. Luckily everything worked out and one could be installed so there wasn’t a problem. All I had to do was pay money and it’d be solved…like a lot of things in housing. We also had to cut out some of the cabinets so we put those cabinets next to the fridge to create a small little area where a welcome box could be placed. We also bought new butcher block wood to be the top of the cabinets since the old countertop stayed where the dishwasher was. It worked out great. I spent $1,370 to install a dishwasher, move the cabinets, and add the butcher block top.
Final Decorations
We also go the majority of the house decoration completed. This included getting the beds and sheets and some dressers in the rooms. There are two bedrooms so we had to fill both. We also got a couch and living room items and a TV was finally mounted. We have all the trappings of a modern home! These final purchases were $2,008.
Utilities
Finally, the utilities are starting to be paid out. The cost for gas and electric was $118. The water, trash, and sewer was $61. Property management was $200. All those things just to keep the house going!
In Conclusion
The entire expense for February 2024 was approximatly $7,352. March will bring the remaining portion of the bathroom renovation and the final amounts for kitchen and bedroom touch-ups! Let’s hope we start making some income too!
