The Airbnb 2025Q1 results are in and it’s interesting. There seems to be less reservations and income per month. The trend seems to be moving towards similar income levels as last year but here’s what some of the math is doing in the first quarter of 2025.

Airbnb Expenses
The Brick Abode‘s expenses for this quarter were normal amounts. We had some normal purchases such as salt for the winter, Dollar General and Walmart restocks, and finally our normal monthly internet and pay expenses. We did have a big Walmart restock purchase in March but those items should last us the rest of the year!
I did have one new purchase that I am excited to see how it works and that is a smart thermostat. I was able to get half off on an Ecobee 3 Lite. It cost me $60 instead of about $120. It was a nice upgrade helped by Centerpoint.
Total Expenses
The total expenses for this quarter was $1,572. This was $1,204 from the checking and $368 on the credit card. It’s easy to see where all the money went and I like where these numbers are.
Airbnb Revenue
I had good bookings but only averaged $788 per month for the last quarter. I don’t have a good comparison to last year since the airbnb didn’t have bookings until April 2024. My 2024 monthly average was $1,191 for reservation revenue. This quarter is below that 2024 average. The nice thing is there aren’t any big renovations for this year so the majority of money coming in won’t be spent…hopefully.
Net Income
The final net income for the first quarter was $793 or $264 per month. It was a good quarter. Compared to 2024’s average of $424, this was lower than I’m used to but like I said earlier, there shouldn’t be any big expenses this year so less net income could still mean the same amount of profit. Only time will tell!
