We have completed another year! 2025 has come to a close and here’s the recap. There’s also another big addition to the portfolio. We bought a second rental property but will be using this for a long-term rental. Expect a lot more information on that process! Let’s get into it!

Airbnb Expenses for 2025
The airbnb continued to have good results and I’ve been happy with how it’s running. We did have some unexpected fees to pay for the purchase of the second home. We had to pay the first month’s utilities which was $200 and the $1,000 earnest cost. I added that as an expense since it was directly taken from the checking account and not from the savings for future homes.
The rest of the expenses for the year were pretty normal. There weren’t any big accidents or big replacement costs for the airbnb. Things have settled into a routine but I’m trying to keep the excitement and quality up and not rest on my laurels.
Total Expenses for 2025
My total expenses for the airbnb in 2025 were $12,875. That includes the $1,200 related to the second house purchase but it was still a cost. This is a big improvement over 2024 and the big projects that actually had me in the red. I actually made some money this year! I’ll take that as a win!
Airbnb Revenue for 2025
The airbnb brought in $14,644. This was an increase from last year’s $10,721. One big issue was I didn’t have a full year of availability so this was the first year of full time availability. Again, I’ll take the win.
There is one big change in 2026 is the way airbnb fees are collected. I changed the fee structure to the recommended option – the host pays the entire fee. This is different than last year where a small fee was paid by the host and the majority was paid by the guest. It’s now completely paid by the host so the guest can see the final price per night and not worry about fees. As a result, I have added about 15% to compensate for this fee now being completely my burden. I use smart pricing so I’ll have to experiment how to dial in the right price to make sure we hit about $14,000 again this year.
Net Income for 2025
My net income for 2025 was $1,769. This was the first year in the green. Last year had lots of initial costs to get the airbnb up to snuff so I’ll take the profit this year! We now have a second rental that will be a long term rental so that should help bring in more revenue and hopefully, more net income! We shall see as we start looking for tenants this month. Here’s to 2026!
